A home counts as affordable housing in Ahmedabad when it meets two conditions at once: the price is ₹45 lakh or less, and the carpet area is 90 sq m or less. Miss either and it does not qualify, however cheap it looks.

Your bank draws the line somewhere else
Since 1 April 2025 the RBI counts a home costing up to ₹63 lakh, with a loan up to ₹50 lakh, as affordable for lending in a city of Ahmedabad’s size. So a ₹55–60 lakh flat is not affordable to the taxman but is affordable to your bank — which can mean a better rate. Ask your lender.

Laxmi One O1 — premium, not luxury
From ₹88 lakh | Possession March 2028 | Bhadaj, Science City
112 homes in two towers, 3 BHK of 220 sq yd, with a sky garden and five shops at the gate. Bhadaj averages about ₹6,300 a sq ft; this works out nearer ₹4,450. It is firmly premium — but note that “premium” and “luxury” are not the same thing, and nothing Laxmi builds reaches the ₹2.5 crore mark where luxury begins.

The Universe and Sanathal — not priced yet
The Universe by Laxmi on S.P. Ring Road at Hanspura is a premium 3 BHK project with a 100,000 sq ft podium, currently listed as upcoming with pricing on request. A second upcoming project at Sanathal, also 3 BHK, has not been priced either. Neither can be called affordable housing, or anything else, until the developer publishes a price.
Where to find affordable housing in Ahmedabad
Affordable housing in Ahmedabad sits in two belts:
- South-east — Narol, Vatva, Vastral, Lambha, Odhav. The cheapest new stock in the city, roughly ₹3,800–₹5,000 per sq ft. All four Laxmi affordable projects are here, and a 2 BHK still starts under ₹30 lakh.
- North-east — Naroda, Nava Naroda, Nikol, Hanspura. A step up in price and connectivity thanks to the S.P. Ring Road. Most housing in Ahmedabad’s north-east crosses the ₹45 lakh line, so it falls outside affordable housing.

Is there an affordable housing scheme in Ahmedabad?
Yes — two, and they work differently:
- PMAY-U 2.0 (Pradhan Mantri Awas Yojana – Urban) is an interest subsidy you claim on a home loan for a home you buy yourself. It covers EWS households (income up to ₹3 lakh a year), LIG (₹3–6 lakh) and MIG (₹6–9 lakh).
- AMC Awas Yojana is the allotment scheme run by the Ahmedabad Municipal Corporation with AUDA, under PMAY. You apply for a unit and flats are allotted by draw. It is a different route from buying on the open market.
Verify current eligibility, subsidy amounts and draw dates on the official AMC and PMAY portals before applying — they change by notification.
You may also have read about a new affordable housing scheme in Ahmedabad or a higher cap. Be careful: NITI Aayog proposed a ₹60 lakh metro limit in January 2026, and CREDAI asked on 2 October 2026 for the ₹45 lakh cap to be scrapped. Neither is law. The ₹45 lakh limit still stands, so plan around the rule that exists.

Is there a new affordable housing scheme in Ahmedabad in 2026?
No new scheme has been notified. PMAY-U 2.0 and the AMC Awas Yojana remain the affordable housing scheme routes in Ahmedabad. Two changes to the rules are proposed but not passed: a ₹60 lakh metro limit from NITI Aayog in January 2026, and CREDAI’s request on 2 October 2026 to remove the cap. Until one is notified, the ₹45 lakh rule applies.
